Notice of sidewalk replacement Letter to residence

Dear Nisqually Meadows Residents,

Many of you may have noticed that the sidewalks by the entrance on Brighton Street are under construction. The HOA team has found that the City of Yelm has started the process of replacing sidewalk sections throughout our neighborhood. Since the HOA and residents were not made aware of this project, the HOA board has taken initiative to contact the City of Yelm to obtain project details & timelines, to forward on to our residents and provide everyone with an awareness of what is happening. While seeking information, the HOA has made direct contact with the City of Yelm Civil Review Engineer and Project Manager for the sidewalk project. If you have any questions or concerns that the board cannot answer about this project, we can reach out to the City of Yelm and return an answer. Below we have listed out the details that we have so far.

The City of Yelm has a contract with Judah of Lion Landscaping & Services, to replace sidewalks sections throughout our neighborhood (the exact reasoning is still undetermined). Once we obtain the contract information as to why, we will update the website with those details. The city said there are 40+ locations within the neighborhood that the contractor will be working on. They will be using a jack hammer to break up the concrete sections and place the broken concrete into a nearby dump truck, for each section that they are replacing. This is not going to be quiet, so for those residents that work at night or have young children, be prepared for some loud and interruptive noises in the daytime. We also found that the project will commence over the weekends as well. Once the new concrete has been poured, it will need 24 hours to set before the sidewalks can be used again. The length of the project is still unconfirmed at this time. We are hoping to provide more information in the near future, as to when and where sections are going to be replaced, to give residents a heads up.

For those of you that live on the sidewalk side, the replacement may include a portion of your driveway or the sidewalk across your whole driveway. Some of our neighbors, cannot currently park in their driveways. So be aware, that this situation can possibly happen to you. This is another reason why we are trying to provide timelines, once we receive the project documentation.

As we know, this can be painful inconvenience. Please be considerate of your neighbors regarding parking during this time. Be aware of blocking others' driveways, mailboxes, and fire hydrants. If you are concerned about where to park, we encourage you to communicate with your neighbors if you feel like you may be intruding on other individuals parking spaces. There is also available parking next to the common areas such as drainage ditches and the park.


We have noticed some movement with the trees that have roots underneath the sections of concrete that have been removed, and addressed this issue with The City of Yelm. The city has informed us they will be deploying a contracted arborist that will determine if the trees are unsafe, unhealthy, and/or damaged. The city has informed us that they already have written in their contract to replace any Gumball trees if they do not meet the arborists requirements. Good news for those of you that don’t like the Sweet Gumball tree, as any trees being replaced will be replaced with a different species. For those not getting a tree replaced by the arborist and you still want to take on the task of replacing the street tree(s) in front of your homes, please send in an ACC request, and we will work with you to make sure the new tree fits the requirements of the City of Yelm.


We have also noticed that there have been some damages to sprinkler systems and utilities. If you happen to notice any damages like the above or others, please report it to the HOA team, IMMEDIATELY, so we can handle it.

Please abide by the "closed sidewalk" signs! Although inconvenient at the time, this is very important for your safety! In addition, please let your children know that the sidewalks will be off limits in areas of construction, to avoid any potential injuries!

This also brings concerns or issues that may arise during our neighborhood yard sale this weekend on June 10-12. Since this project is most likely going to last for several weeks. We have contacted the HOA lawyer concerning any liability, for the HOA and/or any resident, in the case someone was to be injured in an area there is construction underway. He has reassured us that we can continue with the event as scheduled. If you happen to have construction in front of your home during the event, we have some suggestions that may make things work more smoothly. You can move your items to the edge of the street and away from the construction, work with your neighbors and do a combined sale, set up at the neighborhood park, make signs or be vocal to all customers about being safe around the construction areas. Feel free to do what you think will help ensure the safety of others.


We have had residents request another sale, so we intend to run another neighborhood yard sale in September. This gives anybody the chance to avoid the construction and still sell things later this year. We will send out a poll on the HOA Facebook page and the HOA website, to help with determining the best dates, later on this summer.


Reminder: To participate in the yard sale a FREE permit form Yelm Police is required. It only takes a few minutes to obtain the permit. You will need to go Yelm Police Dept. and provide them with your yard sale address and date.
